Forms and Applications

Provided below is a description of forms, documents and applications most commonly used by the Planning Department.

Residential 

Zoning Permit
A zoning permit is required for new residential construction as well as additions (decks, additional rooms) and accessory structures (sheds, pools). 

Alarm Permit
An alarm permit is required for any residential home with any connected (monitored or unmonitored) alarm system. 

Zoning Complaint Form
Zoning Complaint forms can be used by any resident of the Town to report a possible code violation. A zoning complaint form may be processed online, over the phone, or in person.

Home Occupation Permit
A Home Occupation Permit is required for home operated businesses.

New Business and Development Applications 

Plat Review Application
A Plat Review Application is required for minor and major subdivisions and also including lot line adjustments, lot line revisions, lot recombinations, etc.

Zoning Compliance Application
A Zoning Compliance application must be submitted with a physical survey to receive final zoning compliance for a project.                                                                                                                                                                   

Site Plan Review Application
A site plan review permit is required for new development and redevelopment projects within the Town (this includes new and redevelopment plans for non-residential and site plans for both residential and non-residential subdivisions). The Planning Department serves as project managers for these projects and will coordinate the review for all departments within the Town. The Town reviews all civil plans and all building plans should be submitted directly to Union County.

Sketch Plan Review Application
The Town recommends that you submit a sketch plan prior to the submittal of a site plan review application. A sketch plan does not require a fully designed set of civil plans like the site plan review does. Instead, this is a good way to flush out big comments before full site design begins.

Applications to be Heard by a Town Board

Rezoning (Zoning Map Amendment) Application
This application will allow for an applicant to petition to rezone their property.

Special Use Permit Application
Certain uses in the Unified Development Ordinance trigger a Special Use Permit through the Board of Adjustment. More information on Special Use Permits can be found in the Unified Development Ordinance.

Conditional Zoning
Conditional Zoning is a new process for rezoning a property with attached conditions. The Unified Development Ordinance outlines the process for this procedure.

Variance Application
The Ordinance states that if an applicant has a specific hardship that they can apply for a variance from the Ordinance.

Appeal Application
An appeal application must be submitted for an appeal of a decision from the Town. The Board of Adjustment hears all appeal applications.

Zoning Interpretation Application
Zoning Interpretations are heard by the Board of Adjustments. The Ordinance gives the Town Staff the authority to interpret the Ordinance. These interpretations can be challenged and taken to the Board of Adjustments for a final determination.

Exemption Request Application
The Ordinance allows for publicly funded operations to received an exemption from the Ordinance if certain criteria are met. This application must be submitted to begin this process and the case will be heard by the Town Council.

Text Amendment Application
Both the Town and the general public can apply to change the text in parts of the Ordinance. Submit this application to begin the process. The Planning Board and the Town Council hear all text amendments.

Comprehensive Plan Amendment Applications
Both the Town and the general public can apply to change the text in parts of the Comprehensive Plan. Submit this application to begin the process. The Planning Board and the Town Council hear all Comprehensive Plan amendments.

Annexations Applications
The Town must take each annexation through the process outlines in the Town Ordinances. This application allows for the annexation process to begin.

Additional Forms and Applications

Request for Information Form
The request for information form can be used by the general public for a request that will require research from the staff of the Town. Most questions can be answered over the phone or by a site visit, or even on the website. But any request that generates a significant amount of research and time will need to be documented using this form.

Contractor Information Form
The Town can set up an invoicing system for any entity that generates return business with the Town. If you would like to set this up, you can fill out this form and submit the Town.

Zoning Verification Application
A Zoning Verifiction permit is required for any new businesses either moving to or relocating within in Indian Trail. The purpose of this permit is to verify that the use is appropriate for the zoning district and the specific site. The power company will not turn on the electricity to the building until this permit has been approved by the Town.

Interior Upfit Permit Application
An Interior Upfit permit application is required for any interior work  that requires an electrical permit through the County Building Department. The purpose of this permit is for the Planning Department to verify that no site work is being done and that all work is interior.

Sign Permit Application
A sign permit application must be submitted and approved for any temporary (grand opening, or promotional) or permanent sign. Sign Regulations are found in the Unified Development Ordinance.

Accessory Apartment Review Application                                                                                                                   An accessory apartment review application is required for any new residential accessory apartment in the Town, and plans must be reviewed by the Department before receiving approval by the Town. Accessory apartment regulations are found in the Unified Development Ordinance.
