Project Summary:
Sheridan subdivision is located along Wesley Chapel Road, and is currently approved by the Town for a total of 245 proposed residential lots. Sheridan was approved back in 1998 as a Special Use Permit, and was officially approved as a major subdivision plat in 2004, with a subsequent revised plat approved in 2006 by the Town. The developer, Craig Grimmer, has just submitted two sets of architectural elevations for the subdivision. The two builders are Ryan Homes and Timberstone Homes. For Ryan Homes, this involves three sets of total elevations, mainly the Florence, Ravenna and Summverville Series of elevations. For Timberstone Homes, this involves four sets of total elevations, mainly the Breckrinridge, Charleston, Savannah, and Westbury Series of elevations.
The Process:
The Town received the Ryan Homes elevations in late February for staff-level minor site plan review, while Timberstone Homes was received in early March. Both of these architectural elevations are reviewed entirely by staff, and have to meet the Statement of Integrity and Design requirements under the Indian Trail Unified Development Ordinance (UDO) Chapter 1310.

After initial review of both sets of elevations, staff disapproved of these elevations and communicated this to both builders. As a result, the builders had two options to pursue:
1.) The builder(s) could revise and resubmit their plans for approval by the Town, with any new plan submittals having to address the issues pointed out that are not in compliance with the Town's UDO.
2.) The builder(s) could appeal the Town's disapproval decision for their proposed elevations within 30 days to the Board of Adjustment, and state their case.
If the builder(s) decide to revise and resubmit their plans for Town approval, staff would conduct another review of each set of elevations to see if the issues mentioned in their comment letter(s) are addressed in full. If so, staff can recommend approval of the elevations. If not, then the plans will be disapproved, and the same two options shall apply to the builder(s) - revise and resubmit, or appeal the disapproval to the Board of Adjustment.

NOTE - Due to the PD-A 2010-001 Appeal filed, any approvals for Sheridan elevations with three or more-sided cement board/hardi plank are stayed until the public hearing for the appeal is heard by the Board of Adjustment on Tuesday, July 27, 2010 at 7 PM in the Indian Trail Civic Building (100 Navajo Trail). New Sheridan Elevations Review (Timberstone Homes - Submitted for Review by the Town on 05/14/10)
Timberstone Homes has submitted on May 14, 2010 20 new sets of architectural elevations for consideration and review by the Town. The first set of submitted elevations involve a proposed four-sided brick set of elevations for Sheridan subdivision, which are a total of seven elevations in all. The second set invovles 13 proposed elevations, with a proposed front facade of stone or brick, and the remaining three sides being cement board material. These elevations are currently under by the Town, and are being taken the Technical Review Committee (TRC) on 05/27/10 for full review. Once this review is completed, a comment letter will be issued shortly thereafter regarding the status of these new elevations for Sheridan. Please check back for further updates on this review. All correspondence on this review shall be posted to the webpage.

New Timberstone Homes Elevations - SP2004-017J (Newport Series Elevations B & F) - These two elevations are proposed to be three-sided cement fiber board, with a front facade of brick/stone and cement fiber board in Sheridan Subdivision.
These were submitted to the Town on 03/09/11, and the TRC Review for these elevations will be Thursday, March 17th, 2011. NOTE - The note regarding the vinyl usage on the front facade only is incorrect as shown; it is to say "less than 5% vinyl for soffits on the front facade," per Timberstone Homes.
